Recent analytics are showing that short term rental listings are making a resurgence in Kingston. The analytics factor in two major short term rental listing sites, AirBnb and VRBO. The increase in listings comes after a decrease in short term rental listings in Kingston beginning in 2020.
The data comes from the analytics website AirDNA, a website that provides local market data for short term renters.
The data shows that there was a peak of 532 AirBnB listings in the first quarter of 2020. As pandemic restrictions began, listings declined to a low of 260 rentals in the fourth quarter of 2021.
Since then, AirBnB listings have increased to 389 active properties in the third quarter of 2022.
Despite more properties being listed, the average daily rate paid continues to increase in Kingston.
“The average rate paid in Kingston in October 2022 was (CAD) $191 per night, which is 4% higher than 2021, but 48% higher than in 2019,” a spokesperson for AirDNA told YGK News.
One of the top properties in Kingston is a villa located at 95 King St East. At a rate of between $530 and $735 per night, one can rent the property. The villa can accommodate 10 guests at one time.
